TWIN LAKES - 1902 PATENTED MINING CLAIMS, PARRY PEAK
in LAKE COUNTY, COLORADO - 80 Acres FREEHOLD - $250,000

FOR SALE - 1902 Patented Mining Claims of "The Manhattan Mining and Milling Company", located only 1.5 miles west of the town of Twin Lakes, just 38 miles from the ski playgrounds of Aspen, and 23 miles from the historic mining town of Leadville.

There are a total of nine (9) interlocking and overlapping mining claims totaling 80 acres, located on the southeast side of Parry Peak. Staked in 1902, the mining claims are patented, and are offered as freehold with all mining rights. The claims are bordered on two sides by the San Isabel National Forest, and to the north and south they are bounded by other privately owned and held mining claims.

Perfect for an individual who wants to build a peaceful mountain retreat overlooking Twin Lakes. There is a substantial tax credit play, as well. By donating the majority of the land to the national forest, you can carve out the portion upon which you wish to build and know that no other development will occur around you. It is all San Isabel National Forest Land. Call for more details.

The 80 acres covered by the 9 mining claims lie on the south east flank of the 12,682 ft high Parry Peak. The lowest part of the claims lie near 9300ft, just above the Independence Pass highway (Highway 82) that runs between Twin lakes and Aspen. The highest part of the claims lies near the peak at nearly 11,200 ft. The terrain is steep and rugged with two small stream valleys with periodic flow cutting down the side of the mountain. Sheer cliffs of fractured quartzite run in ridges from the Southwest to North East across this landscape. In the stream valleys and on the outwash fans are groves of evergreens and aspen, giving the beautiful fall colors. The southeast corner of the claims lies on a small outwash fan near the foot of the mountain. This is the only build able part, and it encompasses an aspen grove with spectacular views across the valley of Lake Creek and the Twin Lakes themselves.

The mining claims do not have deeded access across the adjacent claims. But public access on foot is assured across the adjoining San Isabel National Forest lands. The historic access, that is the access used in historic times by the miners working these claims, is quite clear. There is a well-defined four wheeled vehicle trail that runs from the highway directly to the mining excavations that lie on the southern margins of the Bailey Claim. This trail crosses the privately held adjacent claims and intervening segments of National Forest and leads to the mine excavation that is marked by a small mound of waste rock or spoil extracted during the prospecting.
